The Process

Building a home can be one of the most exciting things you do, however, without proper planning, it can easily turn into one of the most stressful. At Premier Homes, we believe in spending the time upfront to minimize surprises. There are two different paths to building a home with us - our Design Build Option and our Select Build Option.

Our Design Build Option allows you to work with our team of designers and drafters to design a floor plan from scratch. In this option we work closely with you to understand your expectations, style, needs and budget to design the perfect plan for you. There is an upfront fee of $2,000 to cover the cost of our designers and drafters that gets applied to your home as a down payment once you begin the building process.

Our Select Build Option is where you select from our wide array of floorplans we already have created. With this option you get to personalize your new home by selecting your finishes, colors and appliances for your home.

With both of our options the following process happens to ensure we have the same expectations and to eliminate the risk for costly miscommunication errors.

Initial Consultation
During our initial meeting we discuss what type of home you are interested in building and determine if you will be going through our Design Build Option or our Select Build Option. We also ask at this time that you get in contact with your favorite mortgage loan officer to begin the mortgage pre-qualification process so we can determine if the desired home lines up with your expectations and budget.

Site Selection
After we determine what type of home you would like to build, we need to find a location that works for you. We can build on your lot, one of ours or help you find the perfect lot that suits your needs. Once a lot is selected, we will do a site inspection to make sure there are no limitations on the lot that would affect the build.

Preliminary Estimate
Once the floor plan has been determined and the lot selected, we will work with our vendors to determine a preliminary estimate on the cost of building your new home. This process can take up to 2 weeks once you have approved your floor plans.

Final Plan Design
If our preliminary estimate works within your budget and you are ready to move forward, we meet again to refine your selections that will help personalize your new home. These selections include everything from what materials you would like on the outside of your home to the plumbing fixtures inside the home - in other words it's time to go shopping! Not an interior designer- that's ok as we have a talented team to help assist you with your selections.

Contract
Once we have all your selections, we write up a construction agreement. The construction agreement will have your final cost to build, any allowances included in the agreement and detailed plans and specifications for your new home. This is the agreement you can take to your financial institution for financing your new home. While we try and get as close as possible to a final number in this phase, we realize sometimes changes happen - maybe a new flooring color came out or you decided you liked a different texture for your walls instead. Any changes after the contract is signed get added or subtracted to your final bid number by a change order. All change orders will be signed by both parties to eliminate any questions at the end of the building process when it becomes time to close your home.

Ground Breaking
Probably one of the most exciting steps is when we break ground for your new home! After the contract is signed by all parties and proper financing in place, we will pull the permit to begin construction on your new home. At this point we invite you to sit back, relax and enjoy watching your new home become reality!
